With the way the housing market is, you can find some really great deals if you are looking to invest in some real estate. If you find that you need to make a small investment outside of the purchase, you should go over any and all details with a real estate attorney and broker. The attorney will make sure that all the details of the contracts work best for you and to keep you from being taking advantage of or entering into an unfavorable agreement. The broker will streamline the buying process and help to get you the best deal. Once you have taken care of all the contractual and financial obligations, you are well on your way to being a successful entrepreneur.

If you are planning on renting the property out after you have brought it up to code, you may want to make a few modifications that will make the home more appealing and allow you to charge more for rent. You could add a dishwasher, pool or anything that you think will make the home more marketable. Make sure you cover everything with your business partner first.

Don't charge an astronomical amount of money for rent. Consult with an attorney to come up with a good rental agreement that outlines your responsibilities as landlord and your tenant's obligations. This will help protect you and your rights as the real estate owner.

Discover Business Purpose

Ever wonder what you were doing here? I mean besides the massive question of why we were created...

As I sat in my office early one Monday morning, struggling to become aware of my surroundings on some level, the question came to mind. I considered for a moment, my purpose for being there, and something made me look beyond the money, the job, the clients, the product, and the building to see something deeper.

Recently, a hurricane destroyed much of the culture, the history, the jobs, not to mention homes and lives leaving us to wonder --- what is the purpose?

To the tune of "Counting Flowers" by the Statler Brothers, I breathed a sigh of relief and understood the purpose of my business, my life, my family, and my own reality...

Just Because.

Just because --- if I wasn't working, living, playing with my children, learning, what would I be doing?

Looking around, I found my purpose. I found that what makes me happy, content, and fills me with joy is what I do. I run my business because it gives me joy. I play with my children because hearing them laugh brings me joy. I live my life the way I choose because it brings joy to my heart.

Joy is my purpose.

It is my purpose for living, working, family life, rebuilding after a crisis, learning, recreating, and all that we do. When we discover the deep abiding joy of fulfillment and pursue that which brings true joy to our hearts, we understand that the purpose of what we do is deeper than just whatever happens on the surface. The joy abides inside each of us, dwelling and moving us to action at any given moment, leading us forward to greater accomplishments and deeper fulfillment.

Shingling a Roof

Shingling or roofing a house is a major undertaking for a homeowner and extreme caution is required. This said, a Do-It-Yourselfer homeowner can shingle or roof their own home with a little knowledge and the right tools.

Required Tools

In order to roof a house properly and safely the following tools are needed: Ladders, Roof Jacks, Hammer, Carpenters Knife, Chalk Line, and preferably a compressor or nail gun.

Estimating Materials

Typically the roof is measured in squares, where a "square" represents 100 square feet. There are eighty shingles in one square. However, when you go to your local home improvement store shingles are usually sold in bundles. Usually three bundles equal one square, however this can vary slightly pending the shingle style.

Measure the area of your roof (length x width) and divide by 100 to get the number of squares required. Then multiply this number by three to get the number of bundles of shingles required for the job. Add an additional 10-15% for spare, leaning toward the 15% if your roof has hips and valleys.

Drip edge, ice and water shield, asphalt paper, flashing, roofing nails, and hip and ridge vents will also be required. The Drip edge comes in various lengths. Measure the outside perimeter of the roof to calculate the drip edge required. The ice and water shield, asphalt paper and flashing come in roles. Use your roof square area calculation for determining your asphalt paper requirements. Typically only one or two courses of ice and water shield is required along the bottom/eave of the roof and in the valleys. Calculate 2 times the length of the roof and valleys to estimate the amount of ice and water shield required.

Typically each shingle will require 4-6 roofing nails and flashing usually comes in 16" wide roles or 6x6 or 8x8 square inch steps. Step flashing is typically used around chimneys, dormers and side wall junctions. Hip and Ridge vent will vary with local building codes, however a rough estimate would be to measure the length of your roof's hip and ridges and take 75% of this figure for calculating the amount of vent required.

You should now be able to fairly accurately calculate the cost of material for roofing your home.

Installing the Drip Edge

Nail the Drip edge around the entire outside perimeter of the roof.

Apply the Ice and Water Shield Membrane and the Asphalt Paper

Apply the ice and water shield material such that it is flush with the drip edge. If the climate in your area has harsh winters and/or significant annual rainfall, add a second course of ice and water shield for added protection. You should also add the ice and water shield membrane in the valleys.

Next apply the asphalt paper to the entire roof, starting from the bottom and working towards the ridge. Make sure each course of asphalt paper overlaps the lower row by several inches (effectively shingling with the asphalt paper).

Install metal flashing

Install metal flashing in all of the valleys. Step flashing around chimneys and dormers will be added as the shingles are installed.

Installing the Shingles

Start the shingling at the bottom of the roof (or at the eaves). Lay a starter course such that the bottom edge of the shingle lines up flush with the drip edge. The starter strip is a "tabless" shingle that you make from the regular shingles using your carpenter's knife.

Lay your next course of full shingles over the first course, staggering the starter joints from the first course to prevent water penetration.

Note: Sometimes you may want to start with a full or a partial shingle at one end. In either case, you want to try to avoid small shingle pieces at the far end of the roof. To prevent this, divide the length of the roof by the length of a full shingle and assess how much of a shingle length you want to start with. Ideally you do not want to have pieces smaller than 12".

Use a Chalk Line

To ensure your shingle courses run straight use a chalk line. Measure the finished reveal on your shingles. Usually this is about 5 inches. Then make marks every 5 inches on the gable ends of the roof. Snap a chalk line between the gable ends at each pair of marks all the way up the roof. This will ensure that you shingles run true and straight as you progress up the roof with the courses.

Vertical lines should also be snapped every 3 to 6 feet to ensure your tabs maintain alignment.

Use of Roof Jacks

After 3 or 4 courses of shingles have been installed using ladders, roof jacks may be necessary to access the upper courses. Roof jacks are steel brackets that hold planks in position for you to stand on. The roof jacks should be securely nailed through the decking and into rafters to ensure that they will support your weight.

Shingling Valleys, Chimneys, Skylights and Dormers, and Step Flashing

Shingling the valleys and installing flashing requires extra care. The shingles, typically coming from two intersecting courses when entering a valley, need to overlap each other such that no water penetration occurs.

Skylights, chimneys and dormers must be step flashed (step flashing is interleaved with each course of shingles) to ensure water is kept from penetrating the roof.

Adding the Ridge Vent and Caps

To complete the roofing project, ridge vents need to be installed. These are nailed to the top of the ridge and then capped.

The ridge cap prevents water from entering the home via the ridge vent, while still allowing the house to breath. The ridge cap is constructed out of individual shingle tabs that have their unfinished corners cut off at 45 degree angles. Each modified shingle tab, is nailed such that it overlaps the previous piece as you work your way down the length of the ridge vent.

How to Find a Job Quick

If you are like so many Americans today, you are constantly on the look out for jobs that you can get into right now. Some people are so desperate to the point where they are resorting to having to work at fast food places and retail stores. Former doctors and lawyers are also becoming administrative assistants.

People are resorting to these occupations because they are looking for something quick fast and in a hurry. If this is you, then you might want to consider looking for a similar job or industry. I know that you are used to the office job and working in places that require you to have a id badge, but since you are in a position where you don't really have that choice, then you will want to consider A. going back to school and pay more money to get the proper training in order to become better in your field, or you will want to resort to working somewhere on Craigslist.

How I Turned Unemployment Into a Life Rewarding, Life Changing Event

Many of us experience life changing events. My was twofold: unemployment and my father incurring a life ending illness. Either of these situations could be devastating and down trodden. Yet somehow, with the grace of God, I was able to combine these events into a life changing rewarding event. My father's illness has had a significant impact on my life while unemployed. But I lived, really lived! And while my trek is not over, here's how I got where I am today.

"Have you seen the Planter's Peanut Man recently in downtown Springfield?" This is one of the last things my father asked me when he was passing from consciousness to a comatose state just three days before his death. I told I had not, and neither had he since the 1940's when he lived and attended high school in Springfield, Ohio. Though I had to tell him no, I thought about the question frequently after his death. And today I often see the Planter's Peanut Man in my dreams and meditations. I only hope now that my Father, God bless his soul in heaven, sees him too.

When my father died a few short months ago, I felt a closeness to him I had not experienced anytime during my entire life. His illness was the impetuous for me to change. Today, I am a much more caring, empathetic, wiser, mature and blessed individual. Upon graduation from Law School in 1981, I left my home town. Ultimately, I resided over 500 miles from my parents. While we communicated regularly and saw each other occasionally (a couple of times a year at least), it was like the lyrics from the Harry Chapin song the Cat's in the Cradle, I'd love to Dad if I could find the time/You see my new job's a hassle and the kids have the flu/But it's sure nice talking to you, Dad.

My father's diagnosis was received at about the same time I became unemployed. We found out my father had Amyotrophic Lateral Sclerosis (ALS or Lou Gehrig's disease as it is more commonly known) about 2 weeks before I left the workforce. ALS is an untreatable, incurable disease that progressively worsens until death. As the muscles died, we knew that my father would eventually lose control and use of most of the muscles in his body and if he survived, ultimately become bedridden.

After the initial shock of the diagnosis, the knowledge of his disease and the progression it would take, brought many hours of soul searching for me. From the start, my father expressed the desire to die at home. Further, my parents did not have sufficient insurance for a nursing home (Medicare does not cover nursing home care for terminally ill patients). Further, my family did not have their own financial resources to provide such care.

With this all in mind, I made a decision to take time away from my career and to serve, along with my mother, as my father's primary caretaker. Since I lived over 550 miles from my parents and I did not want to move, I decided to divide my time between Ohio and New Jersey. Thus began the long trek of caring for my father from diagnosis to death. This is how I lived, really lived, during my unemployment.

Part of the reason for not relocating back to Ohio was that I had two daughters in school at colleges in New York City. I had to be cognizant of the impact of being unemployed, being away a lot, and being a caretaker would have on them. Ultimately, it became clear the risk was worth it since my daughters saw a "new" Dad and I think liked what they saw. They too are more mature, more empathetic individuals. They values have been enhanced by what we all experienced together.

Day to day it was often difficult. As the disease progressed my Father needed more frequent care. Eventually it turned into round the clock care. My parents' living room became a hospital room. While there was anguish, through it all I felt blessed. Not only blessed because of the opportunity to care for my Father, but for the opportunity to reconnect with him. And as he wished, he got to die at home with his family surrounding him. I feel so blessed that we could grant him this wish.

Shortly after his passing, I began my trek seeking a new job. Months later, I am still searching. I am experiencing the same frustrations as others in this tough job market. Generally, there are more unemployed job seekers than there are jobs available. The process is evolved since I last sought a job from a manual one to a highly technical process. Internet job boards, internet networking, internet job applications, etc., are now standard. Finding a new job is a full time and a part time job combined; hours upon hours are required.

And my situation is often my complicated because I have to explain the window of time when I was caring for my Father. Many don't understand or appreciate it. But I stand tall and proud. I tell them it was the hardest work I have ever had. Hard work, yes! But it was very rewarding period in my life and I am a better person because of it. I wouldn't have done it any differently. And I will get a job eventually, and I believe I will be a better employee as a result of my living as I did during my unemployment period. I realize this each time I see the Planter's Peanut Man.

MMORPG: What Is It ?

MMORPG stands for Massivly Multiplayer Online Roleplaying Game and is a computer game that can be played with thousands of other people in a persistent game world.

MMORPGS have their roots in the early MUDs, text based multi user dungeons played over telnet connections almost 20 years ago. Many of those muds still do well today, and it only goes to show which potential these type of games hold. In the late nineties the game developers finally moved away from the text based environment and put their games into fully graphical worlds.

Ultima online and Everquest kicked off the MMORPG hype that we experience today, and many of the bigger game companies want a piece of that cake. In 2004 Blizzard Entertainment indeed took a big piece of the cake for themselves with World of Warcraft, which entertains nearly 7 million people today (2006).

So, what happens in an MMORPG, or a MUD, what makes them so addictive?

The centerpoint of every MMORPG is the avatar or character of the player. It is a figure that the player controls and that represents him/her inside the gameworld. Most recent games offer vast amounts of character customization to allow the players to "forge" the appearance of their characters to their wish. Once the character is "designed" and created the player takes off in a huge gameworld - it has to be huge since it is shared with many other people - most of the time killing monsters and doing quests assigned by NPCs (Non Player Characters).

Killing monsters earns the player experience, which is needed for the player's character to advance to the next skill/class level. When a monster is killed it can be looted for items which the player can then sell to earn in-game currency. Rarely the monster might also drop a piece of equipment the player could use and this is without a doubt a main factor on why these games are so addictive.. the constant carrot dangling in front of the player's nose, as there might be a precious item drop on the next enemy they slay, or maybe the one after that, or maybe ....

Many times players try to level as quick as possible to reach the highest level in the shortest time and to participate in the end game environment of the game. The end game can be raids on very strong monsters that require 30-40 people to take on, or it can be a player versus player experience against other non-npc people, or both.

All in all the early MMORPGs scored by the freedom they gave to the player in regards how they could experience the game world. Restrictions in the latest MMORPGS seem to have taken away that freedom in order to reduce player harassment or to keep players from making mistakes that would require the help of guides to fix.

This has led to "invisible walls" to keep players from falling off ledges and un-attackable npcs to keep players from killing them to harass other players and to keep players from accidentally attacking the npcs.

Here is to hope that the next true 3rd generation MMORPGs will bring us back some of the freedom we could enjoy in the first generation.

I Loved, I Lost, I Made Spaghetti Is A Yummy Read By Giulia Melucci

When Giulia Melucci was a youngster growing up in Brooklyn, this little Catholic girl probably couldn't have seen the way things would turn out for her in her personal or public life. As a nice Catholic girl, she was most likely thinking of love and marriage and that little one in the baby carriage. As it turns out, Giulia Melucci turned out to be good at everything she did, and does, except for finding the right man. She was a huge success when working in the publishing business and of course, became a well known name in the culinary arts. Her sense of humor is what makes Giulia's recent memoir/cookbook (did you ever think you'd see that together?) a huge hit and very rewarding read.

I LOVED, I LOST, I MADE SPAGHETTI showcases the writing skills of Melucci as she relates in this charming memoir about her love life with men and with cooking. The cooking part is great and I think the keeper part of the book in my opinion. There are recipes throughout the book and when Giula is going over her failures at relationships, she even discusses what kind of food she made for her dates and shares the "how to" recipes. All the recipes seem simple to make (and for myself, who can handle the microwave fine but...) not made up of all those fancy foods you can only find in New York or some expensive gourmet shoppe in your own town! But when you put all the parts together the way Melucci describes it, the result is pure heaven. These are recipes that you can make at home for your family or just as well serve at a party and impress your guests.

You will of course need to read this book after a good meal or else you will be up every few minutes for something to eat. As you read about Giula's many boyfriends, from her first in 1990 who she calls "Kit" in the book who became an alcoholic, to Ethan who was next until he said they should just be friends to a more recent Scot, there is no happy ending for our Queen of the Kitchen. Scot, who was last, was the one who she coddled and worked with to help him get his book published until they parted ways. At that point, Giulia realized she could be content just cooking for herself and writing.

I imagine that the men/boys Giulia has dated are kicking themselves as they read her humorous memoir and remember the savory aroma of the food she prepared for them. They will see the titles of some of her recipes and realize they were probably named because of the relationship she had with the man she was dating at the time. This book will go down easy and give you a glimpse into the life of a chef and what's cookin' in both her life and her kitchen. It should satisfy your romantic comedy novel and great recipe cookbook all in one!

For someone looking to climb that corporate ladder in her organisation the question maybe "how do I get to the top of the company?". However without doubt the thing that is in the mind of an internet marketer is "how to be on top of Google".

So why is this? Well being on top of Google means that people are more likely to come to your website from a Google search than any other site. This means more visitors which means more money. It is as simple as that.

So how to be on top of Google? Well you need to build your foundations. To get to this desirable spot you are going to need to find the right keywords or keyword phrases. A keyword phrase is something that a person puts into the search bar of a search engine. You need to find the right targeted keywords. Once you have found a number of keywords you can then create articles like this one. Google will see the keyword in the article and rank the article in a nice high position.

T20 World Cup Preview: England Vs Pakistan

Head to head, England and Pakistan have played four T20 matches, and are on level terms having won two games each. Of the last three matches between the two, England have won two. The last match, in fact, was won by Pakistan.

If you are looking for a clue as to which team has the psychological advantage ahead of the 13th match of the T20 World Cup, these stats won't help you a great deal. Particularly so, as we are dealing with an unpredictable Pakistan team.

There's no knowing what this team will do on a given day, or what sort of mood their players will be in. We often talk about the glorious uncertainties of the game; let's talk instead about the glorious - and sometimes, not so glorious -- uncertainties of the Pakistan squad.

In other words, we might get a better insight into how the match is likely to unfold, by paying greater attention to more conventional factors, such as batting, bowling and captaincy.

First, let's take a look at the relative batting strengths of the two teams. England are clearly at an advantage in this department. But if the wicket plays true, the overall balance of the Engand team might prove too strong for the defending champions to match.

Wife Held Hostage to Husband's Superstition

Some superstitions are harmless, like knocking on wood, carrying a rabbit's foot or believing that if you get on a plane with your right foot, the plane won't crash. I do this last one myself. Silly, but harmless.

Other superstitions are not so harmless and they affect other people as well. For example, the millions of husbands who are superstitious about estate planning and, therefore, refuse to do it. Or do it partway but won't complete the process.

Ed and his wife Cynthia, worked with an attorney to set up their estate plan. Ed signed all the documents except for one - the durable powers of attorney. The papers have been sitting on his desk for over a month.

Cynthia is angry and feels helpless because of Ed's continued delay. She feels like a hostage to Ed's superstition that if he signs the durable powers of attorney papers, which are necessary to complete the process, God is watching and will snuff him out.

Because of Ed's superstition, Cynthia won't be able to act on his behalf if he can't make medical or financial decisions for himself. Unless Ed signs the papers giving Cynthia the power to make those decisions, his adult children from his first marriage will be calling the shots, not always in Cynthia's best interests.

"Ed signed the other papers but won't sign the durable powers of attorney" Cynthia says. "He assures me he will, but when I remind him that the planning isn't complete unless he does sign, he accuses me of nagging. He knows it's not rational, but he says it makes him feel better."

Is there any difference between that kind of thinking and not walking under a ladder, wearing garlic around your neck to protect you from vampires or crossing the street when you see a black cat?

When I was researching my book, I discovered in interviews that many men intentionally leave loose ends in their estate planning. Some men procrastinate; others have great intentions, but 'forget' to fund the trust. Most eventually get around to completing the process, but usually cause themselves and their wife unnecessary anxiety and frustration.

For example, William just kept 'forgetting' to fill out the papers to fund the revocable trust he and his wife Lila had set up. Their lawyer explained that, until their financial assets were actually transferred into the trust, It wasn't considered a legal entity. Consequently, if something happened to William, the trust couldn't provide Lila with the legal or financial authority to act as the trustee.

When I interviewed William, he said he'd been busy, had other things on his mind and just never got around to it. He intended to make the transfers as soon as he had a minute. Ed's lawyer offered to do it if Ed was busy. Ed refused and said he'd prefer to take care of it himself.

Meanwhile, Lila's hands are tied because he doesn't want her to take care of it either. "My husband's friend had a fatal heart attack on the tennis court the day after he and his wife signed their living trust," she said. "You try convincing my husband that the same won't happen to him."

Superstition is a powerful, if irrational and usually subconscious, belief that keeps many men from taking action to protect their wife in case they die. It presumes a causal relationship between something we do or don't do and the outcome of some future event.

Wouldn't we enjoy being that powerful. If only we were the center of the universe, where what we do matters on a cosmic scale. It's comforting to think that a higher power is watching and rewarding or punishing, waiting until all the papers are in order and everything is signed before taking us away.

It sounds so simple and silly, but this kind of thinking is real and widespread. Unfortunately, superstition impacts the lives of too many wives whose husbands won't follow through with the necessary arrangements to protect them in case they die.
